Start with the school

School places and the daily school run shape family life more than anything else. Shortlist schools first, then look for homes within a short drive. Al Waab, Aziziya, Al Rayyan, Abu Hamour and Salata have many schools nearby.

Villa, compound or apartment

Stand-alone villas give the most space. Compounds add shared pools, gyms, play areas and security, usually at a higher rent. Apartments in The Pearl, Lusail and West Bay suit families who want walkable cafés and promenades.

Mind the commute

Use the commute view on the map to see estimated drive times from each area to your office. Peak-hour traffic can double a journey.

Summer planning

Summers are long and hot, so indoor play areas, malls with activities, and shaded parks matter. Check that cooling is reliable and ask whether cooling costs are included.
