General information, not legal advice. Laws and fees change: confirm with the authority named on this page before you act.
1. Agree the price
Agree price and terms in writing. If a broker is involved, check their licence (see Using a broker).
2. Check the title
Ask for the title deed and confirm the seller's ownership and any mortgage or restriction on the property with the Ministry of Justice.
3. Developer approval
For units in developments, the developer or master community may need to issue a no-objection letter and confirm service charges are paid.
4. Sign the sale agreement
Set out price, payment schedule, handover date and who pays which fees.
5. Pay
Pay as agreed, usually by bank transfer or manager's cheque; with a mortgage, the bank pays and registers its charge.
6. Register the transfer
Both parties (or their representatives) complete registration with the Ministry of Justice, in person or through its online registration portal. Under Law No. 5 of 2024, ownership passes only on registration.
7. New title deed
The Ministry issues the new title deed in the buyer's name.
Confirm before you act
Required documents, fees and appointment steps are set by the Ministry of Justice and can change. Confirm them before your transaction.
